What does buying a new home mean for you?

When you buy a new home you know that you won’t be inheriting someone else’s carpets and fittings and you definitely won’t be uncovering poor workmanship and faults with plumbing & electrical services.  More importantly, you know that the roof and heating system won’t be approaching their sell-by dates anytime soon. This means that you won’t need to start saving for costly repairs the minute you purchase it.

Buying a new home is chain free

Buying a New Eco Home is Chain Free

These new houses in the Stables Yard development are chain-free, the houses are are complete and ready for you to exchange contracts.  This is unusual for a new home as you’ll often find that the usual process when buying a new home is to make a cash reservation and then wait for the house to be completed.

So what?

When you buy with a cash reservation, delays can happen, and prices can fluctuate which means you could pay more for your new house or be tied into a deal that isn’t as good value as it once seemed, you could even receive less for the home you are selling.

These new houses in Stables Yard, Beckenham, are ready to go and it means that the risk of buyers and sellers pulling out or changing their minds is significantly reduced, it also minimises the risk of being asked for more or offered less. It means that what you decide and agree upon today can be planned and implemented with confidence and not just the hopeful start of what could be a fruitless journey.

New homes comply with government standards

Comply with the Government’s Future Homes Standard

When you buy a new house today they are built to more stringent standards than those of yesteryear, the very first set of basic Building Regulations were only introduced in around 1965, these were then updated in 1984. Homes built prior to this were not regulated and were built according to what the builder thought best or could get away with and more commonly what materials were locally available at the time. These building regulations did not cover insulation and energy use and consequently it is very difficult to update older properties to the current standards which as regulations tighten will become more of a problematic issue in the future.

Even today, many brand new homes are currently on the market with gas boilers fitted. In 2025 the building regulation will be upgraded again to comply with the Government’s Future Homes Standard, this set of regulations amongst other things will not allow Gas Boilers to be fitted in new homes, eventually gas Boilers will be phased out completely meaning that at some point in the future all homes will have to be upgraded from Gas to a an alternative energy source, this will be expensive and disruptive and quite probably not efficient.
